Market Shift ALERT Homes Taking Longer to Sell!


It’s that time of the month again when I share the Market Snapshot for single-family homes, townhouses, and condos. As you may know, I prepare this report each month to keep you informed about year-over-year trends in Palm Beach County's real estate market. Keep in mind the reason we’re talking about January’s numbers in February is because this a lagging indicator as the home sale statistics are not released until the 20th of the following month. For this addition we’re going to include Broward’s numbers too.
 

Single-Family Homes

In the single-family home market, we observed a slight increase in single-family home sales from 811 in 2024 to 850 in 2025. For Broward it was a similar increase from 707 in 2024 to 765 sales in 2025. The median home price also increased slightly from $615,000 in 2024 to now $650,000 in 202 representing almost a 6% increase. Broward’s median sale price increased even more from 575,000 in 2024 to 640,000 in 2025 which is an 11% increase. Now we’ll look at the average time to secure a contract—went from 38 days in 2024 to now taking 42, a 10 and half % increase.

Broward on the other hand saw a bigger increase going from 38 days to 43 days which was a 13% increase in the amount of time it took to contract Single Family Home. The active have made the biggest headlines going from 4,900 homes for sale in 2024 to now 6,136, reflecting a 25% increase in inventory. For Broward its even bigger going from 3,838 to now 5,213 homes for sale in 2025 which is 35% increase
from last year.
 

Townhouses and Condos

The trend was similar in the townhouse and condo markets as the total closed sales increased slightly from 633 in 2024 to 641 and for Broward it was a decrease in closed condo sales going from 855 in 2024 to 756 in 2025 a 12% downturn. Median sale prices have increased slightly from $325,000 to $330,000 for a condo in Palm Beach County and for Broward it was another decrease going from 275,000 to 272,000 median sale price.

Meanwhile, the time to secure a contract has risen dramatically going from 35 days last year to now 62 days in 2025, representing a 77% increase in time it takes to get a contract and Broward it’s the same going from 42 days in 2024 to 68 days in 2025, a whopping 62% increase it took to get a contract. The condo inventory levels have also surged, climbing from 5785 active listings in 2024 to 8023 this year—a 38 % jump, and for Broward it was even worse going from 7,494 last year to 11,261 this year which is a 50% increase in condo inventory.
